Tenant Introduction only Service

Finding tenants only & drawing up of the tenancy agreement

1. All fees and charges will be deducted from rental income, but the Agent reserves the right to charge the landlord for any shortfall inclusive of VAT.
2. All fees and charges are fixed for the duration of the first tenancy. Any changes to the fees and charges for any subsequent tenancies must be agreed by both parties prior to commencement of such tenancies inclusive of VAT.

Administration Charge includes (one off):

Carrying out a detailed inspection of the property and giving advice regarding market rental values. Taking photos & measurements of the property ready for marketing. The property will be visible through our website www.stevensandcarter.co.uk and also www.rightmove.co.uk. Carrying out accompanied viewings and informing the landlord(s) of any suitable applicants. Setting up both the paper and digital file of the property.


Commission from the rent (on a monthly basis for our 5 Star, 4 Star, and 3 Star packages):

Collecting the rent on a monthly basis and BACS transferring the rent minus any deductions raised during that particular month. A statement will be sent to the Landlord(s) via the postal or e-mail system. Liaising with the Landlord(s) regarding repair or maintenance issues that have been raised. Arranging for an annual Gas Safety check on all gas appliances as legally required. Carrying out quarterly inspection of the property and report our finding to our clients.
